Major traffic projects have strong impact on real estate market in 2021

At the Real Estate 2020 (Vres) conference recently just held by Batdongsan.com.vn, Mr. Nguyen Quoc Anh, Deputy General Director of Batdongsan.com.vn, outlined the appearance of the real estate market in Vietnam in 10 years (2011-2020).

In 2009-2013, the world economy was in recession with a high rate of inflation and bad debts.Vietnam's economy was also harmed, significantly decreasing the value and number of transactions.

By 2014-2019, the economy was back to stability with increased GDP and controlled inflation, and the real estate market gradually recovered and developed. At this stage, many new types of real estate appeared such as officetel, condotel and shophouse. This wasthe most brilliant period of the real estate market in the past decade.

In 2019-2020, after a period of hot development, the market shows signs of slowing when supply and transactions decline.

In 2020, according to data from Batdongsan.com.vn, most types of real estate markets in general are affected negatively by the Covid-19 pandemic.

Market reports in the third quarter of 2020 on Batdongsan.com.vn showthe level of interest in the type of townhouses for rent in Hanoi and HCM City decreased by 11% compared to the second quarter of 2020. Many southern land plots such as Binh Duong and Dong Nai have seen decreased interest rates by 3% and 13% from quarter 2 to quarter 3 of 2020.

However, inthe gray background of the market picture, industrial real estate becomes a bright spot this year and is forecast for the whole year by the impact of trade agreements (EVFTA, RCEP); many corporations plan to set up production plants in Vietnam andVietnam's disease control, highly appreciated by the international community, is also an important pull for more hope in the economy.

Regarding the real estate market of 2021, Nguyen Quoc Anh said that in 2020, 10 major traffic projects will be started.

These large transport projects have a strong impact on the real estate market in all threeregions. In 2021, the market will have positive changes with this transport infrastructure system.

In terms of types of real estate, the apartment building segment continues to maintain steady growth in terms of posting and interest levels. Hanoi apartment prices continued to go sideways and stable. HCMCity apartment prices are forecast to continue to increase in 2021, the increase will reach about 9% in 2021.

Regarding the private house and townhouse segment, the interest level and rental price for private houses and townhouses decreased significantly. The asking price for private homes in Hanoi is forecast to grow in 2021, reaching about5%.

The land plot segment will decline significantly in most major markets. Hai Phong, BacNinh and HoaBinh are the threelocalities that have maintained an increasing interest level in the past three years.
