VCN- After a long quiet period, the real estate market in Ho Chi Minh City has begun to show signs of recovery with the emergence of new projects and incentive promotion activities from some investors.

According to real estate consultancy companies, in the third quarter of 2018, real estate market in HCM City continued to decline in the supply of apartments. The statistics from JLL show that the official sales in the apartment segment for the third quarter of 2018 reached 8,086 units, of which almost all the projects were on sale in the last 2-3 quarters. It is noticeable that the number of new supply on sale in the third quarter of 2018 is quite limited. The average rate between sold units and new provided units in this quarter is about 70%.

Similarly, the statistics from the CBRE company also showed that the market of sold apartments in HCMC in the third quarter declined. Ms Duong Thuy Dung, Head of Pricing, Market Research and Development Consultancy of Vietnam CBRE, said that the number of new apartments offered in HCM City decreased by 14% over the same period last year (reaching about 6,711 units). According to Ms Dung, investors are avoiding the "ghost month" and performing pre-sales activities at the end of this quarter, such as recruiting sales staff, project trainers and booking collection, preparing for large outbreaks at the end of the year.

Regarding to ratios of product segments, according to CBRE, the luxury segment continues to be in short supply, with no new projects being offered. The premium segment ranked second, accounting for 40% of total new supply, while the middle segment continued to lead the way in new supply, accounting for 52%. The low segment accounted for 8% of total supply from the last sale period of Prospoel Plaza, 12 District.

According to CBRE, large-scale projects at the middle segment such as Vincity Grand Park, Safira (District 9) and Akari City (Tan Binh District) will be offered in the coming months to help maintain this segment’s head position. The luxury segment with projects priced at $ 7,000/m2 is receiving a lot of attention in the market. These projects are being deployed in the fourth quarter, pushing up the price in the luxury segment. The East and South areas will continue to be the market hot spots in the last months of the year. Providing the large volume of supply in the fourth quarter, the number of sold apartments is expected to increase thanks to the demand from both investors and buyers for staying, foreigners and domestics customers.

The better results

According to experts, from now to the end of the year, the real estate companies will continue to offer new goods, along with the best selling policies to attract customers and complete the plan set out in the year. Typically, this November, Novaland will introduce the project of complex commercial services-apartment zone, The Grand Manhattan, has a scale of about 1.4 hectares in the center of 1 district, including 1,000 apartments. Previously, on 15/9, Dong Hung Group officially announced and started selling Thu Duc Smart City project. On September 18, Phuc Khang Construction Investment Joint Stock Company launched its high-class blue diamond Rome Diamond project ... In addition, many real estate companies are also completing procedures to launch new products. According to the Phu Dong Group’s leader, the company is in the process of preparing to provide the real estate products with real value at the end of the year. This project is priced at 1.5 billion per unit, meeting the real needs of customers ...

Along with the new projects being launched, some investors are also actively implementing promotion activities to stimulate the market during the peak business season. For example, Dai Phuc Group has offered a customer care program at the Van Phuc City project in the last months of 2018 with a lucky draw of a new Range Rover car worth VND 3 billion, 2 SH ABS motorbikes and 10 iPhone mobiles. Similarly, Cat Tuong Group Real Estate Joint Stock Company has just announced its gratitude to customers who purchased products from the company in the past and introduced more information about projects selling in the coming time. According to the announcement, their gratitude is offered to more than 4,000 customers, with the reward of commercial houses worth about 2 billion at the Cat Tuong Group project. Besides the houses, the company also offers motorcycles, refrigerators for lucky customers…

In addition, other traditional promotional activities are discounted directly on the price to customers, are also applied by many companies to attract customers.

Although quiet in the first 9 months, according to Mr Le Hoang Chau, President of HCMC Real Estate Association, the real estate market will develop better in the last months, it is estimated to be the peak of the property market in the year. In particular, the affordable housing segment will grow strongly and the mid-end segment will continue to play a dominant role in the market.
